CAI National 2026 Recap: Building Connections, Celebrating Community, and Rethinking Collections

If there was one word to describe this year’s Community Associations Institute (CAI) National Conference, it would be momentum.

After months of planning, countless conversations, and one unforgettable carnival-themed experience, our team returned home energized, inspired, and already busy following up on the hundreds of conversations that took place throughout the week.

From reconnecting with longtime industry friends to meeting new management companies looking for a better approach to past due assessments, CAI National 2026 reminded us why this industry is unlike any other.

Starting the Week with a Look at Innovation

Before the conference floor even opened, we had the opportunity to host a special outing to one of the most impressive residential developments in the country: Porsche Design Tower Miami.

As community management professionals continue to navigate rising homeowner expectations, evolving technology, and increasing operational complexity, it was fitting to begin the week by exploring a property that represents innovation at its highest level.

The experience sparked conversations about the future of communities, resident expectations, and what it means to deliver exceptional homeowner experiences in today’s market.

Hundreds of Conversations. One Common Challenge.

Throughout the conference, one theme emerged again and again.

Management companies are frustrated with the traditional collections process.

The challenges were familiar:

  • Increased delinquencies due to rising costs of living
  • Escalating legal costs
  • Delayed recoveries
  • Frustrated homeowners
  • Limited visibility into collection activity
  • Boards asking for more transparency and better results

We spoke with hundreds of community association leaders who are searching for a way to improve recovery performance without creating friction between homeowners, boards, managers, and attorneys.

For community management to evolve effectively, we need to work together to create a connected experience where data, communication, and recovery efforts function seamlessly.

The conversations we shared with our partners throughout the week made one thing clear: innovation happens faster when great companies work together.

A Day Dedicated to Our Customers

One of the highlights of the week was taking time to celebrate the customers who trust us every day.

During our customer appreciation event, attendees enjoyed mimosas, gifts, great conversations, and an opportunity to connect with peers facing many of the same operational challenges.

More importantly, we had the chance to hear firsthand how our technology is helping communities improve outcomes and Board satisfaction.

As Jake Christenson from RowCal shared:

“We saw an immediate decrease in escalated collections and a boost in Board morale.”

And as Ryan Southwick at Lakes Property Management notes:

Looking Ahead to Las Vegas

As much as we enjoyed Miami, the countdown to next year’s event has already begun.

We’ll see everyone at CAI National 2027 at Caesars Palace in Las Vegas.

The only question is how we’re going to top this year’s carnival-themed experience.

At the moment, we’re not entirely sure.

But if there’s one thing we’ve learned over the years, it’s never to underestimate what this team can dream up next.
